Attractive Real Estate Portfolio worth more than EUR 1.6bn

In the course of its rapid growth, DEMIRE’s real estate portfolio tripled since 2014. As of 30 September 2021, the Group held 76 commercial properties with rentable building space totalling about 1 million m². DEMIRE is among the leading listed commercial real estate holders in Germany. The properties are located exclusively in Germany, mostly in larger cities and mainly in the catchment areas of economically strong metropolitan regions. Real estate appraiser assessed the market value of the portfolio at more than EUR 1.4 billion as at 31 December 2020.

DEMIRE holds commercial properties in almost all federal states in Germany, but with different emphases. The DEMIRE portfolio is divided into office retail and logistic and other properties in order to diversify its risk. At 30 September 2021, office properties accounted for about 65% of market value. About 25% of the market value are contributed from retail use, and about 10% go back to logistics and otherwise used real estate.

According to the EPRA definition, the vacancy rate at 30 September 2021 was 8.8%. The weighted average lease term (WALT) was 4.6 years.
