Attractive Real Estate Portfolio worth EUR 1bn
In the course of its rapid growth, DEMIRE’s real estate portfolio nearly tripled since 2014. At the end of the first nine months of 2018, the Group held 85 commercial properties with rentable building space totalling almost 1 million m². DEMIRE is among the leading listed commercial real estate holders in Germany. The properties are located exclusively in Germany, mostly in larger cities and mainly in the catchment areas of economically strong metropolitan regions. Real estate experts assessed the market value of the German real estate holdings (investment properties and noncurrent assets held for sale) at over EUR 1.1 billion as at the reporting date.
DEMIRE holds commercial properties in almost all federal states in Germany, but with different emphases. The DEMIRE portfolio is divided into office retail and logistic properties in order to diversify its risk. At the end of the first nine months 2018, office properties accounted for the largest share of the total portfolio at 67% of total contracted rents. 24% of the contracted rents are to be achieved with retail use, 6% go back to logistics real estate and about 3% can be achieved by other uses.
According to the EPRA definition, the vacancy rate at the end of the first nine months 2018 was 7.7%. The weighted remaining term of the leases (WALT) was 4.6 years.
