Attractive Real Estate Portfolio worth more than EUR 1.5bn
In the course of its rapid growth, DEMIRE’s real estate portfolio tripled since 2014. As of 30 June 2020, the Group held 84 commercial properties with rentable building space totalling more than 1 million m². DEMIRE is among the leading listed commercial real estate holders in Germany. The properties are located exclusively in Germany, mostly in larger cities and mainly in the catchment areas of economically strong metropolitan regions. Real estate appraiser assessed the market value of the portfolio at more than EUR 1.5 billion as at 31 December 2019.
DEMIRE holds commercial properties in almost all federal states in Germany, but with different emphases. The DEMIRE portfolio is divided into office retail and logistic and other properties in order to diversify its risk. At 30 June 2020, office properties accounted for about 64% of market value. About 25% of the market value are contributed from retail use, and about 11% go back to logistics and otherwise used real estate.
According to the EPRA definition, the vacancy rate at 30 June 2020 was 8.5%. The weighted average lease term (WALT) was 4.8 years.
