Frankfurt/Main, May 21, 2014 - DEMIRE Deutsche Mittelstand Real Estate AG
("DEMIRE", ISIN DE000A0XFSF0) is close to acquiring a real estate portfolio
which will greatly expand the Company's real estate holdings. The Company's
Supervisory Board approved the transaction with today's decision. The
transaction is expected to be carried out in the third quarter of 2014.
DEMIRE will acquire seven commercial properties with a total area of
approximately 40,000 m².
The real estate is located in the areas of Cologne/Bonn, Leverkusen,
Wuppertal, Hamburg, and Wismar and is almost fully occupied generating an
annual net rental income (excluding utilities) of EUR 4.4 million. The
purchase price is a mid double-digit million amount in euro. The tenants
possess a good or very good credit standing. Approximately 70 percent of
the space is utilised as office space and approximately 30 percent is used
for warehousing or by retail business and medical practices.
This transaction is DEMIRE's third real estate purchase in a five month
period. Together, the acquisitions have a total area of close to 65,000
square metres. The current portfolio is also in line with the DEMIRE
strategy of generating sustainable returns with German commercial real
estate. This investment will also generate positive cash flows from the
very start.
